Before I was shopping rates for clients, I was on the other side: real estate administration, then years of business coaching and tech work helping entrepreneurs run tighter operations. A stint inside a bank showed me exactly how lenders think, what they need to see, and how to package a file so nothing in the file surprises them.
These days I'm a mom to one, licensed with BRX Mortgage, running my own 6+ rental units, so the math I walk you through isn't academic. I've run it on my own mortgage. I brought that same numbers-first, no-fluff approach from coaching into every application I put together now.
